ABOUT THIS POLICY

LTD Illinois, LLC, using the LTD Illinois Rentals branding, operates this website. This policy describes how we handle information collected through the website and related inquiry communications. The Resident Center is a separate service described below.

INFORMATION YOU PROVIDE

Our property inquiry form requests your name, email address, property address and information you choose to provide about the property, such as its type, occupancy, condition and asking price. A phone number is optional unless you select phone as your preferred contact method.

Contractor Division requests collect your name, email address, preferred contact method and request details. You may also provide a company name, project address and request type. A phone number is required if you choose phone as your preferred contact method.

When you contact us by email or phone, we receive the contact details and other information you provide. Please do not submit Social Security numbers, banking details, passwords or other sensitive personal information through this website. Website forms do not accept attachments.

HOW WE USE INFORMATION

We use information to consider property submissions and Contractor Division requests, communicate when appropriate, maintain relevant business and transaction records, operate and protect the website and email systems, and meet applicable legal obligations.

Property inquiries are sent to management@ltdillinois.com. Contractor Division requests are sent to support@ltdillinois.com. Submitting an inquiry does not enroll you in marketing communications or automated text messages.

A property submission does not require LTD Illinois, LLC to review the submission, respond, make an offer or purchase a property. Any purchase is subject to evaluation, due diligence, mutually acceptable terms and a signed written agreement.

WEBSITE AND EMAIL SERVICE PROVIDERS

Replit provides website hosting and server processing. Form information is sent to the server for validation and, when delivery is enabled, to Resend for email delivery. The visitor's email address is used as the reply-to address, rather than as the sending address.

Incoming inquiry email is processed by Proofpoint for email filtering and by our GoDaddy-managed Microsoft 365 email services. These providers process message contents, sender and recipient details and associated delivery or security records as needed to provide their services.

Upstash Redis supports temporary spam-prevention and duplicate-submission checks. The application uses keyed fingerprints, counters, processing status and accepted message references rather than storing full form text, raw email addresses or raw IP addresses in these guard records. These application guard records expire within 24 hours.

The application does not store full form submissions in a form database, application logs, page URLs or persistent browser storage. Text entered into a form stays in page memory for retries and is lost when you leave or reload the page. This does not prevent hosting, email or security providers from retaining their own service records or backups.

Hosting and service providers may process ordinary connection information, including IP address, browser information, request time and requested page, for service operation, reliability and security. Information is processed by service providers as needed to operate their respective services under their applicable terms and settings. We may also disclose information when required by law or reasonably necessary to protect rights, safety or the security of our systems.

RETENTION AND REQUESTS

We retain inquiry and related transaction information only as reasonably needed to consider and handle inquiries, communicate, conduct or document transactions, and meet applicable legal obligations. Retention depends on the inquiry, any resulting transaction and necessary business or legal requirements.

The 24-hour expiration of application guard records does not apply to email messages, company records, quarantined messages, provider logs or backups. Providers may retain records under their own applicable settings, terms and operational requirements. This policy does not promise a fixed provider retention period or immediate deletion from all systems and backups.

You may ask about access, correction or deletion of inquiry information by contacting management@ltdillinois.com. We will consider your request based on the information we hold and applicable business, transaction or legal retention needs. We may need information to verify the request. Deletion may be limited by required retention, provider systems and backup processes.

ANALYTICS, COOKIES AND SECURITY

Optional website analytics is disabled. The application does not use advertising or marketing trackers, advertising cookies or persistent browser form autosave. Operational and security processing by hosting and email providers is separate from optional analytics.

The website does not require a visitor account. We use measures including server-side validation, request limits and duplicate checks to reduce misuse. No website, email system or transmission method can guarantee complete security.

RESIDENT CENTER AND EXTERNAL SERVICES

The Resident Center links to the separate Buildium portal at https://ltdillinoisllc.managebuilding.com. This website does not collect resident logins, passwords or payment information. Information submitted in that portal is governed by the portal's applicable terms and privacy policies.

The website loads Figtree and Fraunces fonts through Google Fonts. Your browser connects to Google to obtain these fonts, which exposes ordinary connection information, such as your IP address, to that provider. Email and phone links open your own email or phone application.

POLICY CHANGES

We may update this policy when website processing or business practices change. The updated policy and its effective date will be posted here.
